Riverdale Park Town Planner Reviews Cafritz Designs

The consultant reviewed the proposed Cafritz property design standards guidelines at last night's Council work session.

Riverdale Park's town planning consultant Paul Mortensen presented information Monday night to the town council and attending members of the community that describes how the would adhere to Mixed-Use Town Center guidelines with their new plan.

The memorandum identified changes that have been made to the existing M-UTC Zone Development Plan and Design Standards Guidelines in the most recent Cafritz Property Design Plan.

The 15-page document, which can be review on the town's website, detailed changes to the standards and made recommendations about these changes.

Overall, Mortensen found that the Fall 2011 Design Standard Guidelines met or exceeded the guidelines set forth by Riverdale Park's M-UTC Zone Development Plan. Specifically, he noted that they had removed all standards relating to gas and car repair stations and most standards relating to the Town Center, with which he agreed.

Mortensen did make recommendations on several changes. With regards to stormwater management, he made specific recommendations that Standards include green, low impact stormwater systems, and that all systems should support good urbanism.

He also made recommended a goal of setting a maximum number of parking spaces to encourage use of public transit and encourage greater mixed use development.  

The presentation was the first of two presentations regarding the Cafritz rezoning proposal. The second proposal will be presented at the council's Cafritz work session on November 9, and will discuss the proposed concept plan design.
