Cafritz Developers Draft Community Letter to Address Concerns

The letter was available on their website Thursday morning.

Cafritz developers have drafted a response to residents' concerns expressed at the July 18 presentation in University Park.

The letter states that developers would like to create an CSX railroad crossing for pedestrians and cyclists and they are working to address traffic concerns on Route 1 with the help of a traffic study.

They list the following as mechanisms for improvement:

  • Improvements at the Baltimore Avenue and East-West Highway intersection
  • The addition of pedestrian-friendly access such as additional sidewalks and hiker/biker trails to "include an enhanced trail to the College Park Metro Station"
  • Installation of an additional traffic signal at the development site entrance
  • Adjustments to existing traffic signals
  • Creation of a program that will encourage the
    use of bicycles and public/local community transit
    through:
    • the addition of bike racks/bike share and bus shelters within the development
    • the creation of carpool and shuttle services 
    • and subsidies from Metro, MARC,
      MTA, The Bus, UM Shuttle and/or University
      Park Shuttle services for residents of the
      development.

They also address cut-through traffic, provide more details on the retail and office space specifications, as well as the second phase of the project, which includes the nearly 900 housing units, including "100 luxury townhouses, 640 multifamily units, 224 senior housing units, as well as the potential for 30 graduate and/or faculty housing units and a 120 room boutique hotel."
