Decision Day: Councils Set to Wrap Up Cafritz Recommendations Monday

Riverdale Park and University Park are on the cusp of finalizing their stances on the rezoning plan.

The Riverdale Park and University Park town councils are set to put the finishing touches Monday on their conditions and recommendations for the proposed rezoning of the Cafritz property.

With the issue due to come before the Prince George's County Planning Board on Dec. 15, both bodies have been honing their positions on everything from traffic flow and stormwater runoff to parking and the balance of residential versus commercial development.

Under , a 38.5-acre parcel on the north end of Riverdale Park would be redesignated from residential (R-55) to Mixed Use Town Center. That change would remove a key hurdle for the project, which calls for the construction of more than 900 units of housing, a 35,000-sqft. Whole Foods, a 120-room hotel, and additional office and retail space.

Both councils met twice last week  on  toward the proposal, which will be submitted to the planning board for its consideration. The planning board's staff issued its own report Friday on the rezoning effort, a 59-page document available here for review.

In addition to the political process, both towns are also pursuing side agreements and covenants with the developer.

The Riverdale Park council is set to meet at 8 p.m. at Town Hall, while the University Park council will assemble at 7:30 p.m. at University Park Elementary.
