The increase was the highest in the state of Maryland, according to RealtyTrac.

The average sale price of homes in Riverdale rose 20.4 percent in the first quarter of 2012—the largest increase in the state of Maryland, according to a report from real estate information company RealtyTrac.

From January through March, Riverdale homes sold at an average cost of $127,046 by RealtyTrac's count, up from about $105,000 in the last three months of 2011.

Riverdale is followed closely by Crownsville, MD, which saw an 18.6 percent increase, and Crofton, MD, where prices climbed 14.6 percent.

Neighboring College Park came in the fifth place in the report, where the average sales price rose 13.4% in Q1 to $203,073.

Statewide, however, RealtyTrac says that foreclosure starts were up 53 percent in Q1, signaling a possible wave of future foreclosures.
